Prudential Commercial Real Estate (Medford, NY), one of the region’s premier providers of comprehensive real estate services, announced today that Associate Broker William W. Dick recently completed a transaction for the $4.2 million sale of a 40,000 square foot office building located at 3600 Route 112 in Coram. New York to The Pederson-KragCenter. The Pederson-KragCenter is one of the largest not-for-profit outpatient behavioral health and chemical dependency treatment facilities on Long island with locations in Huntington, Smithtown, St. James, Setauket, Yaphank, Dix Hills and Wyandanch, New York.

According to Mr. Dick, who has been with Prudential Commercial Real Estate since 1998, his relationship with Pederson-Krag dates back to October of 2000. It was at that time that he made an introduction to Executive Director and CEO Anita Fleishman. Upon learning of Pederson-Krag’s interest in exploring new location alternatives, he began considering properties. Mr. Dick presented Pederson-Krag with the Coram office building, which was owned by Soundview Capital Opportunities (Medford, NY). After careful consideration, Pederson-Krag agreed it was the right facility for its East location.

Currently, the building is under renovation to best accommodate Pederson-KragCenter’s needs. In addition to exterior landscaping and parking lot renovations, the interior space including certain mechanical systems (i.e., HVAC) is undergoing renovation. The project is expected to be completed by the second quarter of 2006.  The Pederson-Krag Center/East will then relocate to the new location.

Pederson-Krag’s Chief Financial Officer Andrew Breslow stated, “The new space will better suit the needs of our clients for now and in the future.”
